These Terms of Service ("Terms") govern your use of TallyRoost at tallyroost.com and app.tallyroost.com (the "Service"), operated by the operator of TallyRoost ("we," "us," or "our"). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
What TallyRoost is
TallyRoost is a small rental portfolio bookkeeping and P&L tool. It helps owners organize income and expenses, sync or import property data, and export Schedule E–friendly summaries for their own records.
TallyRoost is not a CPA firm, tax preparer, registered investment adviser, or law firm. Nothing in the Service is financial, investment, tax, legal, or accounting advice. You must verify all figures and consult qualified professionals for your situation. See also our Legal Disclaimer.
Accounts and authentication
Access to the owner app requires an account. We use Clerk for sign-in (for example Google or email). You are responsible for keeping your login credentials secure and for activity under your account.
The Service may be invitation- or waitlist-limited. We may approve, deny, suspend, or revoke access at our discretion.
Your data and connections
You may enter property and transaction data yourself, import files, use receipt capture features, or connect third-party sources such as Hospitable when you authorize a sync. You represent that you have the right to provide that data and to authorize those connections.
You remain responsible for the accuracy and legality of data you supply. Third-party services (including Clerk and Hospitable) have their own terms and privacy practices.
Acceptable use
Use the Service only for lawful purposes related to your own rental portfolio bookkeeping. Do not attempt to disrupt the Service, access other users' data, abuse APIs or rate limits, or misuse exports or synced data.
Exports and reliance
Exports (including CSV downloads) are bookkeeping aids. They are not tax returns and do not file anything with tax authorities. Always verify numbers before any financial, tax, lending, or business decision.
Availability and changes
We provide the Service on an "as is" and "as available" basis. Features may change, break, or be discontinued. We may update these Terms; the "Last updated" date on this page will change when we do. Continued use after an update means you accept the revised Terms.
Limitation of liability
To the fullest extent permitted by law, the operator of TallyRoost is not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or business opportunities, arising from your use of the Service or reliance on its output.
Our total liability for any claim relating to the Service is limited to the greater of (a) the amount you paid us for the Service in the twelve months before the claim, or (b) one hundred U.S. dollars (US $100), if you paid nothing.
Termination
You may stop using the Service at any time. We may suspend or terminate access if you violate these Terms or if we discontinue the Service. After account removal, we may retain data for a limited soft-hold period for operational recovery before deletion, as described in the Privacy Policy.
Governing law
These Terms are governed by the laws of the State of Minnesota and the United States, without regard to conflict-of-law rules. Courts located in Minnesota are the preferred venue for disputes, except where applicable law requires otherwise.
